We have over 20 years of experience in every aspect of the design and construction process with knowledge of exactly what’s needed to make an ADU on your property a reality. We construct your ADU offsite in our state-of-the-art facilities and then deliver it to your home in one piece. Our in-house team manages the whole process to ensure guaranteed completion at a fixed and transparent upfront price.

The Process

We guarantee on-time and on-budget completion. Unlike most construction companies, we can make this guarantee because we construct the ADUs offsite in our facility and have streamlined permitting processes with your local and state planning department.

ONBOARDING

1. Explore Models

Visit our Models Page to explore the ADU options available. Enter your zip code to view pricing and ensure we can serve your location. This allows us to confirm your area is within our service range and gives you a clear idea of potential costs.

*We are currently placing ADUs throughout California with plans to expand service soon. If you’re not on the Pacific Coast, feel free to drop us a line and let us know you want us in your region.


2. Initial Feasibility Study

Fill out our form to set up an initial feasibility study to determine if the ADU model of your choice can be installed on your property through an assessment of your jurisdiction's setback requirements, power line/tree clearance, crane capacity, and ADU orientation. After the call, you'll be able to schedule our team for an on-site visit for a $500 non-refundable fee.


3. Site Visit/ADU Customization

During the site visit, we’ll confirm we can put your desired ADU on your property and identify all site utility and logistics scope and cost. Then, you’ll work with our sales coordinator to customize your ADU. While you’re working with us to customize your ADU, you’ll also be finalizing your funding source, if you haven’t already. 4. Sign Build Contract

Once your site visit and customization is complete, you will receive a locked-in price for your ADU that includes:

  • Architectural / Engineering / Permitting Services

  • Site work (foundation and infrastructure)

  • Completed ADU with finishes

  • Delivery and installation

  • Project management

This information will form the Build Contract. Once you sign the Build Contract and pay 5% of the entire Build Contract fee, we’ll move into the pre-construction process.

PRE-CONSTRUCTION

5. Architectural/Engineering

We work with you to add final customizations (e.g., siding material color, roof material, interior finishes, etc.) to one of standard designs and draft final construction documents that we will submit to the local jurisdiction on your behalf.


6. Permitting

We will secure approval on horizontal improvements/site work plans with your local jurisdiction and the above-ground ADU build plan with a third-party organization that works with the California Department of Housing and Community Development. During this step, you’ll need to finalize your funding and pay an additional 50% of the total Build Contract so we can order materials and ship them to our facility.

ADU MANUFACTURING

7. Commence Manufacturing

It typically takes ~60 days for us to receive all the materials. Once received, you’ll pay an additional 30% of the Build Contract to cover the cost of manufacturing. Our team will then complete the manufacturing process in 22 working days.


8. Site Preparation

While our team constructs your ADU in our facility, our team will also prepare your site, which typically includes clearing the site, excavation, pouring the foundation, and adding utilities.

INSTALLATION PROCESS

9. Installation

Once your ADU is built and final on-site preparations are complete, we deliver and install your ADU. Your final 15% payment less $500 deposit is due immediately after installation.


10. Final Inspection

Prior to leaving our facility, the state of California will approve your ADU so all that is left post-installation is for your local inspector to inspect the connection details.

Funding

Placing an ADU on your property is a significant investment, but it’s one that pays off in terms of the space it creates for your family and friends and the wealth it can generate. Our key goal throughout the process is to avoid any surprises on the financial side. We’ll ask you to sign two contracts during the process: a Consulting Contract of $500 that enables us to perform an on-site feasibility study, and then a Build Contract for the full cost of the ADU.

PAYMENT PLAN

Our payment plan asks you to pay for your ADU in 5 payments over roughly 150 days.
